RRSP和第一次購房的關系?

RRSP 首期付款計劃是指, 每個家庭夫妻雙方(包括同居夫妻)可以從各自的 RRSP 帳戶中取出 $20,000 用於房屋首期付款. 一個家庭一共可取 $40,000, 而不涉及稅收和利息, 但受如下條件限制:

隻適用於首次購房.

必須從取款隻日的第二年開始還款.

低價購買舊房, 翻修后轉售, 扣除裝修費用及稅費, 賺取其中的差價.

還款最長不能超過 15 年.

每年還款不能低於取款總額的 1/15.

不能達到最低還款額的部分計入當年收入納稅.

按照 RRSP 首期付款計劃的規定, 隻要 RRSP 帳戶開設 3 個月以上, 便可從中取款, 這一規定可以讓您不費吹灰之力資產增值許多. 具體操作方法如下: 如果您已打算在半年內買房, 可馬上開設一個 RRSP 帳戶 (注意一定要是短期 GIC). 前提是您手中有 $20,000 現金, 並有足夠的 RRSP 空間. 假定您的邊際稅率為 45% 的話, 將會得到 $9,000 的退稅. $20,000 現金變成 $29,000 !
